What is Edmund Home?

Edmund Home is the secure record of your home. Your household book keeps home details, maintenance, documents, contacts, and other useful records together.

There is a home side for the household book and a realtor side for the realtor desk. They are separate.

How do I sign in?

Accepted Answer

Edmund Home signs you in with a short-lived one-time code sent by SMS to the mobile number on the account. That code is not a password.

On iPhone, iPad, or Android, returning to the app may ask for device authentication — Face ID, Touch ID, or the phone’s own PIN or passcode. Edmund Home does not create or receive that PIN. Signing out ends the current device session.

Question 3

I can’t get a code / changed numbers

Accepted Answer

The one-time code is sent by SMS to the mobile number on the account. Edmund Home Support will not invent a recovery option, a second number, or a password reset.

If you still have a signed-in device, stay on it until Support can help. Do not send the one-time code, a device PIN, or a media key in chat or on the phone.

Why is 911 first in People?

Accepted Answer

People keeps 911 first and always present. In an emergency, call 911 or your local emergency number first. Edmund Home does not dispatch help.

You can add people you trust under that row. Shutoff notes live separately, under If it is safe — use them only if nobody is at risk and the fire department or utility has not told you to wait.

Question 5

How do photos and video stay locked?

Accepted Answer

The media lock applies to photo and video files, including receipt images and walk-through video. Edmund Home manages the current media lock so you can open those files when you are signed in.

Details you type — such as serial numbers and prices — are hosted with the household book and protected by your account. They are not under the media lock. This is not whole-account encryption or a claim that Edmund cannot read every record.

Older files may use a retired held-key setup. Do not guess whether those can be recovered.

Question 6

How do I save paint (brand, code, sheen, leftover)?

Accepted Answer

Paint lives in your household book. Open Paint from More, or under Maintenance. Save the brand, color name or code, sheen, and leftover remaining of a can when you know it. A typical line reads like the color name at a leftover percent and sheen.

Ask Edmund can help you find a saved color in this book. It does not sell paint or match a wall from a photo as a store order.

How do I print or export a copy?

Print & share is for the household, not the realtor desk. You can print a personal copy of your household book, prepare an insurance claim packet, or review a closing book before inviting a next owner.

A personal copy lists contacts, home items, maintenance notes, and document details. Photo and video files are not embedded. Printing and exports are included with Individual and Unlimited homes.

Question 8

What happens when the home is sold?

When you are ready, you invite a next owner to review a frozen closing book. Nothing copies until they accept. This records what you say conveys with the home. It is not a deed, title report, bill of sale, or closing instruction.

Reviewed transfers exclude people, stored codes, insurance and claims, proof photos, and walk-through video. Only selected standard-lock receipt and warranty files copy.

Individual, Unlimited, Free after cancel

Accepted Answer

Personal plans are Individual and Unlimited homes. Individual is $3.99 a month for one home book. Unlimited homes is $5.99 a month for more than one home book.

A 30-day Individual trial is for personal signup. After a trial or a paid plan ends, the household book can continue on the Free plan. The book is not automatically deleted because a plan ended. A realtor gift is not a personal plan — see the realtor gift article.

Do not expect a refund, a cancellation date, or a sponsorship change from this article. Open Billing, or ask Edmund Home Support to look up the account.

Question 10

What is a realtor gift vs a trial?

A realtor gift provides Individual access while the sponsoring realtor keeps an active Edmund Home plan. It is prepaid on the realtor desk. It is not a trial, a coupon, or a realtor-owned account.

The homeowner must sign in and accept the gift. If sponsorship ends, Edmund Home notifies the account holder and provides 90 days to choose a personal plan. If they do not subscribe, the household book can continue on the Free plan. The book is not automatically deleted for that reason.

Never promise that a realtor will sponsor Edmund Home indefinitely.

How do I accept a gift and control attribution/updates?

Nothing is accepted until you choose. At acceptance you can turn on or off showing your realtor’s name, realtor updates, and the realtor’s name on Edmund emails. Those choices are on by default and you can change each later in Settings.

Acceptance does not let the realtor open your household book. Your agent can see limited relationship information such as your name, whether you’ve opened the book, and recent use — not photos, videos, serial numbers, documents, contacts, stored codes, or other private home records.

Can my realtor open my book?

Accepted Answer

No. The realtor desk does not open your household book or its photos, videos, serial numbers, documents, or stored codes. It supports only the limited relationship options you accept, such as two-way messages, allowed realtor updates, and a home value provided by your realtor.

That home value was entered by your realtor. It is not an Edmund estimate, an AI estimate, or an appraisal.

If you see household details in the desk, send Edmund Home Support a screenshot and the account phone number so we can review it.

Question 13

How do I invite a household from the desk?

Invite a homeowner from the realtor desk. They review your realtor gift on the home side. Their agent cannot open the household book. An invite is not consent.

Edmund Home sends a one-time invitation email. Edmund Home will not text a number you supply. The homeowner must sign in with that mobile number and accept the gift and relationship controls. A paid desk gifts Individual; it does not start their personal trial.

The realtor desk is not a lead-generation guarantee, listing tool, or a replacement for a full brokerage CRM.

What can Ask Edmund answer?

Ask Edmund helps you find or add a detail in this household book. It is on Individual and Unlimited homes. It is unchanged and separate from phone Support.

The question and relevant household-book context go to the current AI provider. Photo and video files and stored vault codes — including Wi-Fi passwords, door codes, and other codes — are not sent. Relevant context can include names, rooms, things, shutoff locations, contacts, care due, paint, property facts, and papers on file.

If anyone is in danger, call 911 or your local emergency number first. Ask Edmund does not dispatch help.

How do I keep my home details up to date?

Accepted Answer

Home details is the starting point for facts about this home. Keep the address, rooms, ownership notes, purchase details, parcel number, home systems, utility providers, and safe-to-use shutoff locations current. These details stay with the selected home, so check the home name before you edit when your plan includes more than one home.

Only save information that will help your household find or understand the home later. Put appliances and fixtures in Home items, scheduled work in Maintenance, and passwords or door codes in Documents & codes.

Can I keep more than one home book?

Yes. Unlimited homes lets one account keep more than one home book. Each home has its own details, people, home items, maintenance, files, costs, and sharing choices. The home selector shows which book you are using now.

Individual is for one home book. If Add a home shows a plan message, open Billing to review the available plan before continuing.

Question 17

What should I save in Home items?

Home items is for the appliances, systems, fixtures, equipment, furniture, and other things you may need to identify, maintain, insure, or transfer. You can save the room, category, brand, model, serial number, purchase or installation details, replacement value, notes, photos, receipts, warranty information, and repair history.

Choose Transfers with home when an item should be reviewed for the next owner. Choose Stays with you for personal belongings. Built-ins default to transferring, but you remain responsible for reviewing every choice before sharing a closing book.

How do I save repairs, receipts, and warranties?

Accepted Answer

Keep service history with the home item it belongs to. A repair record can include what was done, the service date, company, phone number, cost, notes, and an invoice. The item can also hold receipt images and warranty provider, expiration, contact, notes, and warranty-card files.

Use Maintenance for work that is due in the future. Use a repair record after work is completed so the history remains easy to understand.

Question 19

How do maintenance tasks and reminders work?

Maintenance helps your household remember recurring and one-time care. Add a task, choose when it is due, select a repeat schedule, and include an estimated cost or note when helpful. Due work appears separately from upcoming work. Marking a task done advances a repeating task to its next due date.

Seasonal suggestions are optional prompts, not professional instructions. Use qualified help and manufacturer guidance when work involves gas, electricity, fire, heights, structure, or another hazard.

Where do I save utilities and shutoff locations?

Accepted Answer

Use Home details for utility providers, service notes, home systems, meters, panels, valves, and other locations you want the household to find again. Emergency brings the call list and saved shutoff locations together for quick reference.

In an emergency, call 911 or your local emergency number first. Approach or operate a shutoff only when it is safe and emergency responders or the utility have not told you to wait.

What belongs in Documents & codes?

Accepted Answer

Documents & codes is for records you may need to find later: deeds, policies, warranties, manuals, inspection details, insurance contacts, Wi-Fi details, door codes, and key locations. Add a clear title, issuer, number, expiration date, or note only when it helps your household understand the record.

Saved codes are hidden until an authorized household member chooses to reveal them. A realtor desk cannot open your documents, codes, policy numbers, or other household records.

What can I keep in Photos & videos?

Accepted Answer

Photos & videos brings together insurance photos, item and label photos, receipts, and optional walk-through videos. Item photos, receipts, warranties, and repair invoices are most useful when attached from the related Home item so the connection stays clear.

Current files use the Edmund-managed media lock described in the media-lock article. A walk-through is a private household reference; it does not replace an evacuation plan or emergency instructions.

What is an insurance claim packet?

Accepted Answer

The insurance claim packet gathers the home, policy, selected item details, recorded values, and insurance photos into a PDF for your review. It may contain policy numbers, serial numbers, prices, receipts, and photographs, so inspect every page before sharing it.

Creating or sharing the PDF does not notify an insurer or open a claim. The values are records you entered, not an Edmund appraisal or coverage decision.

How does Costs work?

Costs is a household ledger for expenses you enter, such as utilities, repairs, insurance, taxes, and other home spending. It shows year-to-date totals and groups expenses by category. Recorded replacement value is the total of replacement values you entered on Home items.

These figures are personal records. They are not bank data, tax preparation, market values, appraisals, or insurance valuations.

How do I invite someone to my household book?

Accepted Answer

Invite a trusted person from Settings when you want them to help with the household book. The invitation uses the mobile number they will use to sign in and assigns a household role. Review who is listed whenever access should change.

A household invitation is different from a realtor gift and different from inviting a next owner. Do not invite someone merely to send them one file; use the appropriate reviewed sharing flow instead.

Question 26

How do Neighbors and contractor recommendations work?

Accepted Answer

Neighbors is optional and available with Unlimited homes. When you opt in, Edmund can combine nearby household recommendations into a contractor, trade, rating, and usage count. Other households do not see your name, street address, home book, or private service notes.

Contractor posts are labeled Sponsored. A recommendation or sponsored post is not a guarantee, endorsement, license promise, or instruction to hire someone.

Question 27

How do agent messages and home values work?

Accepted Answer

When a realtor relationship is active, Your agent can show the agent’s contact information, messages you choose to exchange, allowed updates, and a home value the agent entered manually. The app identifies that value as realtor-provided.

It is not generated by Edmund or AI, verified by Edmund, or an appraisal. Messages you send are shared with the connected agent, but opening a conversation does not open the rest of your household book.

How do I reach a person?

Edmund Home Support is at +1 (888) 905-7535 (+18889057535). You can also email help@e.edmundhome.com, or sign in and open a support note.

If a bot answers first, it will say: You are speaking with Edmund Home Support. This part may be automated. A person may join. That is bot disclosure only.

Ask for a person when you need one. That creates a support ticket with needs_human so a person can continue. Tickets are kept with the support record. A support ticket is not the household book. Edmund Home Support is not 911 and does not dispatch help.
